Virtual Real Estate Closings
Virtual real estate closings let your clients do all their legal paperwork from the convenience of their home or office. If ever you've wondered how remote commissioning of real estate transactions work, here's what you need to know.
Your clients make a successful agreement of purchase and sale, then jump on an online video conference call with Axess Law's experienced Ontario real estate lawyers to finalize the deal. We keep their financial business secure and close the sale in no more time than a conventional home closing takes.
Axess Law Ontario does remote commissioning for almost any legal transaction except Wills, powers of attorney and certified true copies. We've been offering virtual legal services across Ontario for years. In-person appointments are available at any of our Greater Toronto Area law offices on the rare occasion that a lawyer or mortgage lender won't accept closing documents electronically.
How Remote Commissioning Works
Virtual real estate transactions start with booking an appointment using our online booking form or by calling an Axess Law office nearby (see Book Video Call Appointments Online for phone numbers).
We send your client a confirmation by email. On the day of their appointment, they click on the video call link in the email and show their ID to our lawyer. Closing documents are viewed and discussed on camera, then signed using a secure electronic link. Mortgage documents, closing costs and legal fees are transferred via credit card or other electronic payment services.
Our real estate law professionals use virtual ID scanning to verify clients' photo ID over remote video calls. Your client interacts with our lawyers using real time, secure audio-video teleconferencing software. We make a video record of your client that includes their ID and keep that information as a permanent record of each client's real estate closing. Your client receives final copies by email. We can deliver keys and documents to their home or office or your client can drop by an Axess Law office nearby, whatever they prefer.
Out of Province or Country Legal Services
Virtual real estate closings can be organized with clients outside Ontario or Canada. Just send us your client's contact details and we'll arrange it at time and day that suits their schedule.
Affordable Flat Fee Legal Services
Axess Law charges flat fee rates for all real estate transactions. Our affordable fees start at just $799.99 to sell an Ontario home or refinance mortgages. Home buyers can close residential home sales for just $999.99 and up or transfer titles starting at $649.99. Virtual closings take no longer than conventional, in person closing appointments and payment can be made by phone or online with any valid credit card.
Documents We Need
Before their appointment, clients check their computer, tablet or cellphone has a camera (internal or webcam) and microphone with speakers or earphones with audio mic. They can use a single device or all three during their encrypted video call.
Axess Law advises clients to:
- Make electronic copies of all documents, including affidavits, correspondence and other exhibits.
- Scan documents to their device or photograph and store them on a USB stick or device.
- Be prepared to show valid government-issued ID to confirm their identity.
- A driver's licence, Canadian passport, Ontario photo card like an OHIP health card, Canadian citizenship or PR card with photo will do.
Encrypted Video Technology for Your Client's Security
Axess Law is a leader in virtual legal services in Ontario. Remote closing real estate transactions are perfectly legal and approved by the Law Society of Ontario. We use state-of-the-art technologies for online real estate commissioning and virtual ID scanning.
Your clients can trust our data encryption services to prevent identity theft online. Electronic signatures are used one time only and discarded as soon as mortgage documents and property closings are finalized. Axess Law keeps a detailed audit history of virtual real estate videoconferences to ensure, if questions ever arise, we have a complete record of your client's entire transaction.
Axess Law Ontario ensures your client makes only informed legal decisions, to the best of their ability. We scan the video conference venue using webcam technology and make note of everyone attending. If your client appears to be under duress or being coerced to sign, we cancel the e-signing process. We only resume the call when we are assured your client consents to the real estate transaction.
Experienced Real Estate Attorneys
Axess Law has licensed Greater Toronto Area real estate lawyers available day or evening, at your clients' convenience. We explain the real estate closing process in Ontario and answer any questions your clients have about signing closing documents to finalize home purchases.
New home buyers may be unsure of:
- what's involved in finalizing home purchases after the offer is accepted
- who pays closing costs in a real estate sale.
Our lawyers are experienced at working with first time home buyers and experienced sellers alike. We make buying or selling a home in Ontario as easy as possible. Property ownership, municipal easements and liens against title are checked and mortgage documents reviewed to give your clients professional legal advice before they sign any financial contract. Your client leaves with a copy of the real estate reporting letter for assurance their transaction is complete.
