You will receive a secure intake link in your inbox to submit your closing documents. After receiving your documents, we will work with the lender to prepare for closing while keeping you informed at all times.

Sign Agreement

Once your closing documents are ready, we will book an appointment to review and sign the documents with you. Depending upon your convenience and location, you can meet your lawyer in person or virtually. 

Documents We Need

Axess Law advises clients to bring the following to your initial appointment:

  • Make electronic copies of all documents.
  • Scan documents to your device or photograph and store them on a USB stick or device.
  • Be prepared to show a valid, government-issued ID to confirm your identity.
  • A driver’s license, Canadian passport, Ontario photo cards like an OHIP health card, Canadian citizenship, or PR card with a photo will do.

Your lawyer requires electronic copies of all documents in order to close your sale remotely. Provide your:

  • agreement of purchase and sale from a realtor or private seller
  • any amendments to the agreement
  • mortgage loan documents for existing mortgages or any new mortgages you will take out
  • if you are still negotiating a mortgage, contact information for your lender
  • fire insurance binder or certificate of insurance from a home insurance – fire insurance is mandatory in Ontario
  • status certificate if you are buying a condo or condo assignment – contact the condominium corporation directly for this document (a small fee may apply).

Prior to closing, Axess Law will ask you for two pieces of ID. Proving your identity is obligatory to prevent mortgage and title fraud. You may use either two pieces of primary ID (Ontario driver’s licence, passport, Ontario photo card, Canadian citizenship card with photo or Canadian permanent resident card with photo) or one primary and one secondary ID (birth certificate, social insurance card or major credit card with your name on it).

Your bank, credit union, or private lender will arrange a property appraisal before approving a mortgage for your new home. Property appraisals:

Determine how much mortgage your lender advances

We send your client a confirmation by email. On the day of their appointment, they click on the video call link in the email and show their ID to our lawyer.
